"Real Estate Titling Traps Every California Paralegal Should Know."

Some of the costliest estate planning mistakes aren't in the trust at all. They're in the deed. In this session, Certified Specialist Heather Johnston walks through the real estate titling mistakes she sees again and again: deed myths, vesting errors, Prop 19 reassessment traps, step-up in basis pitfalls, and the legal tools used to fix them. Along the way, she'll cover the ethics of the paralegal's role in real property matters, including attorney supervision, unauthorized practice of law, confidentiality, and undue-influence red flags, with practical takeaways for the next time a deed crosses your desk.

Heather Johnston, Esq. is the founder and Managing Attorney of Sapphire Law Group, a boutique estate planning and business law firm serving South Orange County and clients across California. A Certified Specialist in Estate Planning, Trust and Probate Law by the State Bar of California Board of Legal Specialization, she has practiced law since 2006. Heather focuses on estate planning, trust administration, and business succession planning, with particular depth counseling clients with complex real estate portfolios and business interests. She is AV Preeminent rated and a Super Lawyers honoree, 2019–2026.
